* I was an innovator in the use of the MLS computer system in the 1980s, and my fascination with and appreciation of the capacity of information technologies has kept me on the leading edge of my profession. In addition to my six years experience in real estate sales, I also have six years experience in Web site development and promotion.
While information abounds on the Internet, there are significant differences between the information provided by the various sources, and much of it is not necessarily valid. The primary reasons for the disparity between the several sources appears to be the motivations of the writers.
Many of the writers of the how to select an agent advice columns are agents who are promoting their services through the Internet, and their advice highlights their attributes. Other writers appear to be reasonably knowledgeable non professionals whose advice too often relates to their attitude toward the real estate sales profession.
In example, a neat theme in the online advice appears to be that of grouping advice on a topic into sets of ten, ie: "The ten worst mistakes . . ." After reviewing these, I found that several important points were not addressed, and expanded on the lists in the "Buyer Info", "Seller Info" and "FSBO Info" pages.
The most truly sound advice I found was on Web sites belonging to real estate professionals. Because it seems pointless to "reinvent the wheel," links to the advice are provided from the respective pages on MySanAntonioAssociate.com.
Two very important matters are poorly addressed in the information available online, real estate agency and closing costs. Information about real estate agency is available, but it is either buried within other information or difficult to find if you are not looking for itand you should be looking for it. The information about closing costs is usually general in nature or not specific to the San Antonio market"customary" and actual costs vary widely from location to location, even within Texas. Then there are those sites that appear to offer information about closing costs, and provide visitors only with a link that opens a contact form.
Since these are among the most important bits of information to buyers and sellers, they are emphasized and fully explained in the "Agnecy Info", "Buyer Info" and "Seller Info" pages.
Significant effort went into providing the most useful tools and a wide range of information and information sources too. Tools like the Mortgage Calculators and the information available through the San Antonio Real Estate Market and Current Mortgage Rates pages will prove to be valuable assets to anyone with an interest in the San Antonio real estate market. The Area Info and Links pages point visitors not only to the most comprehensive lists of attractions, services and other need-to-know information, but the best maintained lists and directories as well. An added dimension to the lists are the structured search links for Superpages.com.
The Newcomer Info, Homeowner Info and FSBO Info pages each provide information and tools that are either not available elsewhere, or obscure enough that they are difficult to find. The Featured Listings section is an asset for sellers that provides expanded exposure to the Internet. The San Antonio MLS section makes the Realtor.com abstract of the San Antonio Multiple Listing Service (MLS) available to home buyers. Unlike the IDX applications on other real estate Web sites, which serve only the agency area and are provided solely as a means of generating leads, the MLS available on My San Antonio Associate can be used to search any MLS database in the US and Canada.
