Oak Ridge Village

Welcome to my neighborhood, Oak Ridge Village and adjacent portions of Hunter's Mill. I'm not just some agent who is farming the area for what i can milk from it. I own a home and live here, so I have a vested interest in the real estate transactions that affect my neighbor's and my common interests.

The neighborhood is located in north central San Antonio, just off of Thousand Oaks Drive. Click here for maps of the neighborhood and the area in which it is located.

Home Values

The following information statistically tracks home values in Oak Ridge Village and Hunter's Mill from February 2003 through February 2008. Separate analyses were done for one and two story homes. While no distinction was made between three and four bedroom homes, those with five bedrooms were not used in the calculations in order to avoid skewing the data for two story homes.* Nor was any differentiation made between homes with or without formal living or dining rooms.

Nor was any attempt made to determine the effect of any upgrades or improvements, or the condition of the property on the sales prices. It should be noted though that neither the span of time, nor any of these factors could likely account fully for the difference in prices. Buyer motivation and the quality of agency representation are the factors that are more likely to account for the disparity.

In the following, the stated price is the value per square foot for one and two story homes, and the percentage stated is the average increase in values at year's end over the average values at year's end in the preceding year. The tabular data is an MLS compilation that is useful primarily to see how price affects the time necessary to sell a property, and how active the market was in a given time period.

While performing the research, I got the impression that a lot of agents did not server their clients well. The disparity in the sales prices just seemed too out of line with the values. You can read more about this in an article in my blog: A Seller's Biggest Mistake

* The difference between the value of four and five bedroom homes is similar to the difference between the value of one and two story homes, though for different reasons. The value per square foot for two story homes is lower than one story homes due to lower construction costs related primarily to the size of the slab and roof. The lower demand for five bedroom homes (two story) further affects their value in the resale market.
